An omission is the defect.

Most listing advice treats a weak description as the problem. On a property listing it usually is not. The problem is a blank field. Leaving material information out of an invitation to purchase is unfair in itself under section 230 of the Digital Markets, Competition and Consumers Act 2024 — whether or not it changed anybody's mind. So this tool reads for absence first and prose second. Be careful with what you find online about this: the Consumer Protection from Unfair Trading Regulations 2008 were repealed in April 2025 and National Trading Standards withdrew its Material Information guidance the month after, so most of the advice still up describes a regime that is gone.

The gaps it looks for by name

Price or rent and its qualifier. Tenure — freehold, leasehold, share of freehold, commonhold, shared ownership, non-traditional — which Zoopla makes a required field with its own dropdown. Council tax band. EPC rating, which has to appear in the advertisement once a certificate exists. Lease years, ground rent, service charge and each one's review period. Then the six fields Rightmove rolled out in May 2024: parking, accessibility, utilities, rights and restrictions, listed status and flood risk. Plus construction type where it is non-standard, because that is what decides whether a buyer can get a mortgage.

Three things happened there. Two figures came down to their caps. Two blanks were named rather than filled. And the discriminatory line did not just disappear from the copy — it came back as the first-ranked issue, because a landlord who never learns why it went will write it again next time.

Before you pay.

Will it fill in the tenure and the council tax band for me?

No, and that is the point of it. Unfussed never supplies a value you did not: tenure, council tax band, EPC band, lease length, ground rent, service charge, flood zone and construction type come back marked [MUST SUPPLY] with where to find each one, never filled in with a guess. A band guessed from the asking price is wrong often enough to be worse than a blank.

What is the difference between [MUST SUPPLY] and [ADD FACT]?

[MUST SUPPLY] marks a fact the listing is required to carry — its absence is the defect. [ADD FACT] marks something that would make the listing better but breaks no rule, like a room dimension or the aspect of a garden. The rewrite never quietly drops a [MUST SUPPLY] to make the copy read more smoothly.

Does this tell me whether my listing is legal?

No. It names which required fields are missing and what the rule says about them, which is a factual observation. It does not rule on your particular listing, and it is not advice. Your conveyancer, your agent's compliance team or your local Trading Standards service are who decide that.

I have a letting, not a sale. Does that change what it looks at?

Yes. A letting is scored on the proposed rent being stated as the figure you will accept, on the deposit and holding deposit sitting inside their caps, on rent in advance, and on wording that shuts out benefit claimants or families. Where it finds "no DSS" or "professionals only" it takes them out of the rewrite and raises them as the first-ranked issue, so you know why they went.

What does it cost?
